    The build-to-rent sector is playing an equally important role in addressing the housing shortage across Western Australia.Rothelowman is currently designing and delivering close to 20 percent of the national build-to-rent housing supply, working with a number of build-to-rent operators across Australia. It was great to be highlighted in the Business News article with two of our WA projects - for Celsius Property Group's Montario project in Shenton Park and Bluerock Projects Tuohy Gardens in Midland. Both projects are varied in approach, delivering two different market offerings targeted to their local demographic in DevelopmentWA redevelopment areas.There are a lot of design nuances that require build-to-rent to be different from a build-to-sell development, particularly from the operational perspective, so understanding the mechanics of that and how they operate is important such as resident turnover and future flexibility.Let me know your thoughts on the article and the future of BTR in WA....#Rothelowman #GenerousEyeforLife #PerthArchitecture #BuildtoRent

    Overlap between housing construction plans and nuisance circles business parksRecently, QING conducted a thorough investigation commissioned byVNO-NCW Midden. The findings show that a large part of planned housing construction overlaps with nuisance circles of business parks.VNO-NCW Midden is part of the largest entrepreneurs' association in the Netherlands VNO-NCW. They are committed to an optimal entrepreneurial and business climate in the provinces of Utrecht, Flevoland, Gelderland and Overijssel.The study arose from concerns within companies about nearby housing plans. Every business park brings odor and noise nuisance, and based on the intensity (the environmental category of 1-6) of odor and noise, the zone in which no housing can be built around the business park is determined.QING has established these nuisance circles indicatively for all of the Netherlands in an interactive map. The map shows that housing plans often overlap with established nuisance circles, which is undesirable for both companies and future residents. In practice, this results in the need to lower the environmental category or for companies to adapt.In time, the interactive map will be shared.     As Perth’s build-to-rent sector grows and evolves to meet to needs of the state’s residential market, it was great to see Rothelowman Principal Kylee Schoonens featured in Business News, discussing our latest development with Celsius Property Group, Montario Quarter.In the article, Kylee shares the importance of considering resident turnover, which tends to be higher in build-to-rent developments than in build-to-sell, as well as the adaptability and functionality of the dwelling.“Rothelowman is currently delivering probably over twenty per cent of the build-to-rent housing supply nationally.     This is a scheme I started working on in 2014 – the year Olden Property was established. I predominantly work for parties impacted by compulsory purchase. There have been delays over the years for a multitude of reasons but the CPO was finally confirmed in August 2023. My clients, owners and occupiers of Property in Woolwich would rather the scheme did not happen but as it has been ‘hanging over them’ for over a decade - they are keen for the scheme to progress. Sadly this certainty is not forthcoming any time soon. There is a further delay. The delay is down to fire safety regulations which may require an element of re-design to tall buildings within the scheme. Another more likely reason for the delay is one of two developers Greenwich Council hoped would take the scheme forward has decided it is not for them and they have walked away. Presently the scheme, which is a major commercial and residential development only has a residential developer on board. Is it reasonable for the state to hold a Compulsory Purchase Order over private property ownersand businesses for over 10 years ? It is very difficult for businesses to make any big decisions. Although smaller developers are eager to acquire property and undertake smaller developments, they are put off by the wider ‘comprehensive’ regeneration scheme and so they don’t progress. Greenwich Council is keen for a major regeneration scheme to happen and has gone through a difficult & expensive planning and legal process to ensure they have complete control over the land needed. However, unless they are in a position to undertake the development themselves, it seems they have no control over whether or not the scheme ever happens – this will be decided by a private company and their assessment as to the viability of the scheme. This is what happened at the Whitgift Centre in Croydon (and has recently happened with HS2). Should there be stricter rules that if you have a successful CPO ? Forced to acquire the Property if the owners want to sell ? Could there be smaller developments within the scheme boundary the Council could and should progress ? Or let the current property owners undertake these smaller developments themselves ? At Woolwich no one is winning. The regeneration scheme is on holdso the people of Woolwich are not getting the benefits being offered for over 10 years. The businesses and property owners are left to wait further – either for the scheme to happen or get cancelled. This could hang over my clients in Woolwich for another 6 years which is wrong.
